Is this line of thinking correct?

I am the querent, my sister's house is the quesitor? Is the 4th house the proper one to use as the questor, or would it be the 7th, as that is "fourth" house to the "third"?

If so, Mars is strong, dignified, and applying to ascendant, which it rules. I am not sure what that means as far as the querent is concerned. I certainly hope it doesn't mean my concerns about the sale price of the house are correct!

If the 4th house proper to use as the quesited, Jupiter is the significator,12th, trine IC, but cadent, but happy in the 12th. This seems positive for the sale.

Venus in the 9th, Leo. Hmm. My sister is a Taurus, with Libra rising, so this certainly seems to describe her.

She has a very high opinion of the value of the house, which is an American "four-square", built in the late 1800's. Interesting that Saturn is also in Leo here, indicating an older home, perhaps.

She is quite "proud" (Leo) of the house, because of it's age, and spent many years, along with her recently deceased husband restoring the old redwood trim, etc....

But, this might also indicate that she over-estimates it's value, and that it may not sell for what she "dreams".

Enough for now. I am not even sure I am on the right track with this!

since your sister is your sister she would always be 3rd house to you, if you want to go that way, and friend would be 11, etc.

quesited not your family member, or friend would be 7, lover or spouse would be 7 as well. father 4th, mother 10th, etc...

Hi, Granny. I am not at all sure the way I am working on the chart is at all the way to go!

I am coming to this as a true "newbie", and the proper application of the rules is very important to me, for I do not want to go off on a tear, making stuff up to suit my fancy.

I notice that you are using the outer planets in your analysis. I was under the impression that these were not used in horary work, but you may have found them helpful.

I have always used them in my work with natal charts if they are closely aspecting personal points and planets, and have found them useful if prominent in a natal chart.

I tend not to pay much attention to them otherwise, as they tend to be more "generational" in influence. Should I be considering them in an horary chart in the same way?

This is a perfectly legitimate question to be asking. First rule when starting out is to keep it simple. Turned charts (I think they call them derived charts in the USA, or is that the other way around) can be complicated but not if you keep it straightforward.

In this case, you are the querent. You asked the question because you had concerns for the situation. Your sister did not ask the question and so is not the querent. If she had asked you to do a horary for her on this matter then she would be the querent. The querent, as always, gets the first house. Your significator therefore, is the ruler of the 1st house. Your sister gets the ruler of the 3rd house, the house of siblings. Now comes a potential complication. Since we are talking about your sister's property, we then relate all houses back to her. So, the 3rd house then gets treated as if it is the 1st house. If I have the chart correct, this would be Saturn as the ruler of Aquarius. Then we would take the ruler of the 4th house from this new first house as the property, which is Venus. This is the 6th house in the original chart. Venus as ruler of the house seems to fit given what you have said about how proud your sister is of the home. The price of the property would be represented by the ruler of the 10th house, which is the 12th house in the radical (original) chart and ruled by Mars. Jupiter is in the 10th house quite possibly suggesting that you are correct about the overinflated price. There are other things that may be relevant, such as the 2nd house (turned 4th house) for your sister's finances or the 7th (turned 9th) for a buyer.

These charts sound more complicated than they are but I suggest that you start by printing your chart out and then renumber all the houses starting with renaming the 3rd house the ascendant/1st house. You can even turn the page itself so that the old third house is facing the way that the ascendant would normally face. This is what I really love about the Janus astrology software (which, unfortunately, I don't own). They actually allow you to turn the chart and renumber the houses in the program.

In regard to the outer planets, I personally do not use them very often. I take note if they are on an angle or are closely aspecting an important significator. But I only ever see them as contributing further information to the answer and never to providing the answer. In other words, I believe that you will always get the answer without them but that they may provide extra information if you want to use them. I am in agreement with you that the major use for the outer planets is a generational one but there are many horary astrologers who disagree and consider them to be vital to their delineation. I guess it comes down to personal choice.

Anyway, see how you go with that. Don't forget the simple purpose of the chart - to find out whether your sister's house will sell. These are the signs you are looking for. And going through Deb's tutorials is an excellent way to start. I cannot recommend them highly enough.

Next, the purchaser of the house would be represented by the Moon as ruler of the 7th (turned 9th) if I am understanding the principle correctly. How to interpret that, I have no idea, yet!

I notice that the degree on the ascendant is at 27 Scorpio. Does such a late degree indicate a problem? I am earnest in my question.

Yes, this is correct. As to what it means, hhmm? It could mean a yes. But it could also mean that her expectations are too high and are about to be restricted. Jupiter is applying by square to Saturn (your sister). It might end up costing her.

To be honest, I did not even notice this. And yes, normally you would be right. One of the considerations before judgement is that charts with early (up to 3 deg) ascendants and those with late (after 27 deg) should not be read. I would generally agree with this principle and not read it. However, in this particular case, I am not convinced. Even though you have the ascendant as the querent the question is primarily your sister's and we have, in a sense, given her the central place in this chart. A possible interpretation in this case might be that the late ascendant is telling you that you are unable to affect the outcome of this situation which, I would imagine, is true. It could also mean that you do not have the right information to give an accurate reading of this chart. There will be people here who disagree with what I have said so it would be good to get some other opinions on this point.

You have the right chart!

I am not happy with the software program I am using. (cheap and cheery for the Mac)

It was giving me 25 Cancer as the cusp of the 9th. (I had been working with another house system on a different type of chart, and it automatically switches all charts). After I reset the default for the proper house system for horary charts, I have to close the chart, then open it again to get the correct house cusp.

Now, re-opened, with the proper house system, I have 2 Leo on the 9th cusp, and the Sun is the ruler. Thank you for noticing this, and helping me realize the limitations of this software.

You are correct. Against my advice, she turned down what seemed a reasonable offer about 6 weeks ago. Progressed Neptune is smack dab on her natal Ascendant (within minutes), so I worry she isn't thinking clearly, but dare not say anything.

I also notice the remaining Jupiter aspects, which suggest to me she may be in a bit of trouble selling this house, but sincerely hope I am wrong. Perhaps the applying sextiles to MH, SU, ME will pull a rabbit out of the hat for her, or am I wish-casting on her behalf?

I would appreciate the opinions of others! I need to learn!
