• But should the seller be indicated by the radical 7th or the radical 5th (the 7th of the 11th)?
• Furthermore there is an estate agent involved. Also the 7th resp. the 5th or the next (because of being a counsel to the seller)? Or the 8th resp. the 6th for being a mandated person to the seller?
• Should the flat be the 4th or the 2nd?
• Is the price indicated by the 10th or the 8th (10th from 11th)?

So there are a lot of questions because this horary confused me very much. I could not find advice in my books. So I ask for your help and will appreciate every hint!

If the querent asked for his stepson, I would assign the first house to the stepson and away with the confusion. No need to over-complicate things. Turning and turning charts can make you dizzy.
But that's just my opinion.

If the stepson asked 'Should I buy this flat?' = No turning
If the querent asked for (about) his stepson = Turning
You say 'The querent asked for his stepson...'
Was his stepson ever involved in the question? Did he ask his stepfather?

Turning or not turning can be interesting with your closed ones.
Say for example, your daughter calls you and tells you 'I am not sure if I should buy this flat?" Take her question as she expresses it and give her the 1st House.
If she never asked 'Should I buy this flat?' and after the call you ask yourself 'Should my daughter buy this flat?' you turn the chart.

No, the stepson did not ask. The stepfather asked.

If I understand your advice correctly, Ouranos, you mean every house should be turned, correct?

No need to bother with the estate agent.
He is doing business with the turned 7th.(the seller or whomever is representing the 7th).
If he was renting the flat, you would consider the 6th.
Let's say a planet in the 7th is in bad aspect to the 1st or ruler of the 1st but the ruler of the 7th is making a good aspect to the 1st or ruler of the 1st, the I would bypass the agent as the ruler of the 7th is the final say (the owner).

If you pick up the 11th House for the stepson, concentrate on the relationship between
The turned 11th = ASC (stepson) and the turned 2nd = 4th House (the flat).
The turned 6th = 8th (the price the owner is seeking)
The turned 8th = 10th (the street value of the flat)
Finally, the relationship between the turned 11th (stepson) and the turned 5th (owner).

I agree that if the stepfather isn't involved at all in the buying-selling process then no need to assign him the first house. It can go directly to his stepson. But this approach has to be followed consistently then for all other such horaries. Otherwise assigning the first house to the stepfather is also okay. Look for how the chart is painting the story and that way you can confirm which is the better approach.
