Electional Astrology: Placing Home for Sale.
Background:
I am learning electional astrology, and would appreciate feedback on my electional analysis. Electional #1 seems to be the best, but I would appreciate feedback on whether the analysis is correct, if I have missed something. Feb 26th might be too close for practical purposes, and I may not be able to take advantage of it. I do not see any times in the next couple of months which catches my eye. If anyone sees something I might have missed please let me know. Venus (representing money) turns Rx on March 6th, but even not taking it into account March / April does not seem optimistic.

I am moving to a neighboring state due to a job offer. The company hiring me has a relocation package, which would require me to find a acceptable buyer. But the contract will be between me and the company and then company to the buyer (ie. I will sell the home to the company, and then the company will sell the home to the buyer). I can only sell to the company once the buyer has completed their contingencies (ie. Buyer is pre-approved for their loan, and if buyer has to sell their house they have sold it). Company would be willing to hold the house for max 60 days, the time between when I sell to the company and company sells to the buyer.
The house can be considered my parents house as they are also still living in the house.
I am assuming I would still setup the election as my being the seller and the 7th house representing the final buyer?
Goal: Home is sold quickly for fair price.

In end of Feb ? March time frame Feb 26th ? Feb 27 Moon in Aires (cardinal sign), Waxing (new Moon on the 24th ) positive aspects from Feb 26th (after Moon sq Pluto) ? Feb 27th Moon sextile Neptune(Neptune represents real estate/land). This date may be too soon for practical purposes, but I do not see anything that jumps out as a good date afterwards in a couple of months. But this is a good learning experience?
March 6th ? Moon in Cancer after square Venus (morning) ? v/c trine Uranus. But Venus Rx in the afternoon. Venus represents Money, therefore should probably want to avoid, or 11:30am March 6 time.

Seller sees buyers money (Mercury will cnj Mars) and profits from the house (Mars will cnj Chrion, cnj Neptune ruler of 5th house) in 4th house. In addition Moon?s last aspect is cnj Neptune (ruler of house profits and natural ruler of real estate).

Moon first connects to sellers money or house profits or house (Jupiter on IC) to the buyer then buyers money to the seller back to either the house / end of transaction (Neptune in 4th house) or house profits.

Mercury buyers Money will conjunct Mars the seller and then either the house/end of transaction or profits from the house.

Moon separating from malefic and applying to benefic indicating buyer getting a good deal.

Personal connection: Sag is my fathers 4th house ruler.
Jupiter is on my natal IC. Electional Sun. conj my natal moon.

Summary:
So mainly it seems the buyer thinks the price of the house is good and will gain profit from the house.
Buyer is 6th house indicates possibility someone from work (previous job or new job. My old work credit union publishes members ads in monthly flyer, I am planning to advertise in it. In addition, the new company has a subsidiary in the same town I am in, and I am going to check if they can post the house sale ad.)

Questions:
1) Saturn is Rx in Virgo in 11th house. How could this be interpreted? House is old 40+
years, would it represented old but updated (retro?).
2) Also Venus will go Rx on the 6th of March. Would this be something to worry about as Rx indicates change of mind. Venus will sextile Jupiter on 11th of March (for Jupiter to be in the 4th house need to have the house listed for sale by the 10:20pm.
3) Since Pluto is a modern ruler of Scorpio is it better to include the Moon square aspect or not?
4) By dignity in addition to Venus, Moon is also an almuten of the 7th house. Would this be of any significance? One possibility being two buyers, either two buyers bid or first buyer the company, and then the second buyer the final buyer?
5) From 10:07 ? 10:12 4th house almutens is Mercury and Saturn, but the Asc /Dsc is in lower degrees. it be better to try 10:13 ? 10:20?

By dignity Mercury is the strongest planet. Both price and Buyer are strong.

There is no reception between buyer and seller.
There is a connection of both Jupiter and Mercury in both of them being dignified by the same planets (Saturn by sign, no exlt, Mercury by Trip and Face, and Venus by Term). How strong would this connection be considered. Similar with Mars?
Signs of sale, Mercury will conj Mars (4th house almuten) and depening upon the time it will occur in 2nd house, and then Neptune (modern ruler of 4th house Pis). Mars will then conj Neptune (end of matter/outcome).
Moon easy aspects with all the major sigs in the electional.

Q. Which election is stronger, Electional #1 or #2? I would think electional #1 is stronger due to reception, but am am unsure due to Sat Rx (representing the house, and end of matter), and then Venus going Rx on March 6th.

Electional is not horary astrology. According to Robson, the ASC is the buyer, the 7th the seller. Sahl and Bonatti seem to don?t care much about this aspect.

You are complicating quite a bit. As I said, horary is not electional. I am surprised you didn?t get mad with so many analysis


As this is an old thread, I do not know if you will read this or if you are even interested, but, I assume you still want something for beginnings of march. It depends on how much time you are willing to spend looking for the "perfect" election (no election is perfect).

If you are in a hurry, I would suggest a time in March 5-6. Moon will be fast, around 14d23 by day, and in cancer, an cardinal sign, and in her dignity. Moon will also be increasing in light and trining sun. Problem is the square with venus, but as I said, no election is perfect. It depends on your hurry. If you have time, you can look for another election.

You can put her in an angle, and keep the angles also in cardinal signs to increase speed.
