Should I sell my apartment overseas now? 1 by Gsoler I used to live in that apartment but not anymore. I have a tenant there but the rent doesn?t pay for my mortgage and condo taxes and fees. I now live in another country. I wanted to keep it because I think I will go back sometime, but the truth is I am having trouble keeping up with the payments. Refinancing my mortgage is not an option for me for many reasons. Time question asked: 15 March 2010, 3.51 PM. The Ascendant conjuncts the POF (meaning I am at an excellent moment to sell?). I (Lord 1st House) am ruled by the Sun, located at the 8th House, making a conjunction with the New Moon. My Home (Lord of 4th House) is ruled by Mars (also ruling the ninth house of overseas matters), is peregrine in the First House, maybe showing its on my mind a lot lately. My Home Mars, going through the terms and face of Saturn, is approaching a Sextile with Saturn, ruler of the 7th House of prospective buyers. But Saturn is retrograde while Mars travels on the face and terms of Saturn, meaning prospective buyers might want to bring the price down a lot or maybe agree to something and later back down. The current market value for my home is shown by Jupiter, Lord of the Fifth House, exalted in Pisces in the eight house too. But the Sun, the Moon (me) and Mercury (Lord of the second house, making a conjunction with Uranus) are separating from Jupiter (showing its not a good moment to sell?); yet, they are approaching to a Trine with Mars soon, while opposing Saturn, ruler of the 7th House of Prospective Buyers, but to do that they will have to change signs. However, Mercury is in Exile in Aries and the Moon will have no strength there. On the other hand, Jupiter is approaching a Sextile with the MC, and Venus (Lord of the Tenth House and the Third, of contracts), dignified by Terms in Aries in the Ninth House, will Trine the Ascendant and the POF. I am a bit confused but it seems to me that I can sell it now, at a profit. But I wouldn?t expect to make much money out of it. In fact, the estimate given to me by a Realtor seems to corroborate this idea. What do you think? 2 by Chrissie Davidson Hi Gsoler, The Sun and Moon are going to hit the antiscia of Saturn before they change signs, this could show a coming together of you and the potential buyers. I would take the ruler of the 10th for the price, Venus in her detriment and the fall of Saturn. (In the current market nobody is getting what they would consider a good price for their property.) You should have potential buyers but the price may have to be reduced before you get a sale. With your significators going to the opposition of Saturn this could show the difficuties. POF in the a/c I think shows your attachment to your "treasure" the apartment. In a fixed sign, maybe you don't really want to let it go. Lord 4 in a fixed sign also? Your money Mercury is in a poor condition and doesn't improve much when it changes signs. But you want their money and it is very strong in it's own sign and going into it's own house the 8th. Doesn't look like they will part with it easily. Hope I'm wrong and you get rid of it if that is what you really want. Is there any reason why the 5th is the ruler of the current market value? 3 by Olivia I'd also caution about that malefic sextile Mars and Saturn are about to perfect. I think I made up the term, but basically - Mars is in detriment in Libra, Saturn is detrimented in Leo. Having them come together will not lead to good - they're both natural malefics and they're meeting in a very bad place for both of them. Given the Moon's combustion in 8 and rulership of 12, I'm wondering if there might be some kind of 'secret' or circumventing the normal channels deal offered? Any classical author will tell you that it's bad for a planet to aspect a planet in the place of the first planet's debility. In this case you've got the malefics both doing it - with each other. I've never seen that particular signification end well. I also agree with Christine that your profit would be 10, and with a debilitated Venus in 8, that also points to disappointment. 4 by Tanit I don't know if you'd look at out of sign aspects, but the Sun is also already within orb of an opposition to Saturn and when it perfects they will be in the fall of the other (and exaltation of themselves). An opposition on its own between enemies (Sun and Saturn are natural enemies) seems something to note, let alone the very bad future reception. There is a rejection by both parties (each not liking what the other offers). Sun is not well placed and is in a house that relates more to decrease and loss (and debt) vs. increase. It seems like right now might be a bad time, since you are peregrine in the 8th and in aversion to the ASC, but there may be a change in circumstance later, since the Sun is reaching the end of Pisces and soon to enter a place of dignity (also trine Mars in mutual reception). I would think Moon cazimi might be good, but it rules the 12th and you're both in the 8th. I realize it's an 8th house matter in some ways (and the buyer is in their 8th too), but normally you'd rather not be in that house when you're looking to profit vs. take a loss or break even. I wronglya ssumed that the price for the apartment was the fifth house just because it was the second from the fourth. But now i see i was worng with that. I think you answered my question very well. 8 by Paul But we're not interested in value by the public, we're interested in the price that buyer would pay, which not be what it's worth. We're looking for money from the house, 2nd from 4th surely? I mean the MC might show what it's worth but not necessarily what you get. If I were looking for the best moment to sell my property, then it follows that I should look for a time when the Ruler of the 5th is in good aspect to the Ruler of the Tenth, and in good (angular) Houses? At the time i bought this property, Capricorn ruled the Fifth and Taurus ruled the Tenth, while Pluto was also at the 5th House, similar to this horary chart. 11 by Olivia I think you may be falling down on thinking of the fifth house as 'the house's money' because it's the 2nd from the 4th, yes? The house's money isn't going to do YOU any good. In reality, in a property sales chart, the 5th house is more likely to represent your agent - the broker who makes the deal, as the 5th house represents people who represent you. What you want is a good 10th house ruler - that's your profit, see the Lilly quote Tanit posted above, as well as you and the buyer, or the buyer and your money (2nd house), or the buyer's money and your money (8th - 2nd) coming together in a nice way. 12 by Paul Yes I would have thought second from the fourth would indicate money coming from the property? I can understand the use of the 10th, but it seems like more of a stretch than using the 5th. I mean fair enough, Lilly used it as Tanit pointed out so it's pretty difficult to argue with.
