I am struck by the fact that the Sun is in opposition to Jupiter. Jupiter is exalted in Cancer, so probably has a good reputation, but Jupiter is on the cusp of the 12th house and retrograde. What is he hiding? I see that the Moon is trine Jupiter and is in mutual reception - is the estate agent also a friend or relative? Anyway, it might be an idea to try another estate agent. 14 by Meredith Thank you aglaya, the house is on the market because the querent wishes to move to a new area and a different type of property. There are no financial difficulties. The querent is retired. Thank you Geoffrey, The person who booked a viewing did not show up. The estate agent is not a friend or relative but marked the property up at a higher price than another agent was going to do. It is a fair price for the type of property and it has some excellent features. However, it is not in a particularly desireable area and it was an ex-council property, about which there is a deal of snobbery in the UK (I don't know why as back in the day they were built with a very high spec). The only issue is that the querent must get at least X amount for the property in order to be able to purchase the other property. Bearing in mind that X amount is actually 23k less than the asking price. Perhaps the issue is, then, that the estate agent should perhaps drop the price, but people seem to put lower offers in at any rate as par for the course. The querent's Significant Other lives in a higher spec property in a more desireable area but also has had trouble selling the property - it has been on the market for 5 years. He is considering putting it into an auction. The querent wants reassurance that her own property will sell AT ALL. Maybe the auction route is the way to go. Her property is most likely going to be most attractive to buy-to-let landlords. The querent would rather that her partner sold his first rather than the other way around as, at the risk of sounding superstitious, she believes there to be some 'bad spiritual vibe' there at his house... the 12th house Jupiter??? As Johannes said, in buyer-seller questions of this sort the price is the 10th house and Mars, ruler of the 10th, is in its detriment in Libra, in a cadent house. Pretty weak. If the price was set on the thick side - despite it being 'fair' - testimony is that it is not going to move. Anything will sell provided the price is low enough. But if the querent is not under pressure to sell now, perhaps the best thing to would be to wait it out. The economy is improving slowly, and a year or so may well make all the difference. 17 by Meredith An update: The price was reduced. We have a buyer. A buy-to-let landlord who already owns 2 properties for this purpose. He is very keen but his mortgage lender has refused him a mortgage on this property however he has said he has other financing options in order to complete the purchase. Seller is concerned that the sale won't go through (can't buy new property until this is sold). Because the initial chart was cast speculatively and we now actually have a buyer, is it correct to cast a new chart or do we still use this one and now look at L1 and L7? Moon applying to querent by sextile would give a yes, almost immediately, but with sun in detriment of moon, I want to know more about the story. It's as if the querent destroys the situation herself. Or doesn't make the best of opportunity presented in some way so that it falls through? Interesting that a potential buyer is a buy-to-let landlord... saturn being in detriment of venus, the house, he doesn't actually like the house per se, not in the way that a buyer who was going to live in it would. I'd take jupiter as either: 1. the profit from the house. (sorry Yuri) ie the difference between the original purchase price and the final sale price including associated costs. A pretty good profit, being in exultation, but a bit less than expected, being retrograde. On the 12th house cusp... either showing the secret motivation, or some sort of down fall, perhaps by focusing on the profit. 0r: 2. the condition of the buyers finances. Perhaps over-estimated? But still not too bad? Why could the buyer not get a mortgage? Was that due to the property... unusual construction, structural issues... or his own financial situation? 19 by Meredith Hello Susannah! The prospective buyer couldn't get a mortgate because the bank judged he already had too much mortgage debt. He tried another provider but no luck there either. At least that was the story. He was a young entrepreneur who overstretched himself it would seem. Though strangely an overhead conversation between him and his mother seemed to suggest he would be moving in there. The property has been bought by an older property developer for the same purpose, offered a fair price, completion is imminent, the estate agent has seen the colour of his money so to speak. I am particularly interested in studying aspects that perfect with a "negative" reception, in this case L1 being in detriment of the moon. I think in this case it shows her fear, or lack of trust in the situation. I fully support the interpretation of other posters that it may not have been a good time for her to sell... but since the sale is going through and she seems to be happy with the outcome, in this case, I am opting (in retrospect) for an interpretation of "fear". It could also have shown an unmotivated seller perhaps. But you would pick that up from speaking to the querent and was not applicable in this case. Of course, we don't know what will happen yet when she moves. So that detriment could still have something to tell us. I'm glad she has sold for "a fair price". Querent desperate to move and although I said 'fair' price (though that's subjective I guess), she could've pushed for more but wasn't concerned about a fair price as long as she had enough money to buy her new property. So the profit from the property... which I definitely take as L5, jupiter, the strongest planet in the chart. And since I feel that this is an integral part of the question, even if unspoken, I feel that it should be included in the judgement. Interesting that sun perfects an opposition from fall. 24 by Meredith Oh I neglected to mention the other change in circumstance, the relationship broke down so the property is smaller and not in the originally planned location but that doesn't really affect the selling of the current property - Yes I find the opposition confusing as sun being in jupiter's fall surely means no reception despite aspect, plus state of being retrograde, jupiter's in no shape to receive sun at all. Perhaps this reflects the querent's willingness to sell the property for less than its worth (though as in property in general, it's a case of worth being what someone is willing to pay - the same property in a different area could go for nearly twice the price, say).
