The problem here is that both are effective in cadent houses. So, my take is that it would be a good idea to buy the house.
Maybe, but applying oppositions are usually taken as likely to bring problems and trouble, and would at least need a strong reception to show any chance of satisfaction (and then with difficulties!) Here we only have a MR by term. Yes the Moon applies to Mercury its dispositor and two essentially dignified significators, but Mercury?s cadency and opposition to 4th-ruler would still make me wary.

What STJ says about buying and then reselling seems a good way to make sense of the retrograde 4th house significator, but if you are hoping to purchase a property to settle in, then I wouldn?t take the risk of making such a big investment on a chart that has the potential for trouble that this one has.

The only problem in this horary is that significators are cadent. So, kind of Mix Art with Discretion problem with me and i thought/judged that the thing is possible. :). I stand corrected. Cadency denies perfection.

I?m not familiar with that source but it contradicts the reasoning that you?ll find in traditional sources like Lilly and Bonatus, where the opposition is taken as an indication that the situation is unsuitable. It?s not a simple rule because context always plays a part, so it does require a judgement call. For example in some situations it is better to have a cadent but essentially dignified significator (especially a superior one) than an angular significator that is inferior and afflicted accidentally.
If this were a situation where the querent had no choice ? she needed to make this deal, then we might say that the situation is really difficult, but because there is an aspect (even though it is an opposition), there?s a small chance of perfection ? though there will be problems both before and after. Hence you will find some aphorism that talk about the opportunity for perfection by opposition, if there are mitigating circumstances, and if great effort is made. But the querent here has options and choices. She doesn?t need to purchase this particular apartment and says she has already has many doubts about it. The chart shows problems, she has the opportunity to make another choice, so I think in this situation she should be encouraged to keep looking.

I am of the opinion that the text i am using has not been translated fully in latin. It is much elaborate and details each and every situation when the significators are in some aspect or not.(it does not cover questions)

My preference for using its rules (not aphorisms) is that according to my limited research. The tajik (albairuni) rules of horary were translated in bits and pieces in other languages. I have seen the work of Graeme Tpbyn, Lilly, and all the tutorials on net. If i see people using bit of these rules i thought it wise to apply them fully (with the work of Lilly), when they are in much detailed format ( i may translate them in english in 2 or 3 years but i am looking for the original text).

For example.


Jupiter and Mercury are natural friends.

Jupiter and Mercury are in their own houses.

Jupiter is in 9th division of Mercury and Mercury is in 9th division of Saturn


The system has same Triplicity rulers as Lilly use, but it differs in terms only in the case of Aquarius from Lilly. Face classification is same. In addition to these, it uses 9th division chart and natural friendship or enmities between planets.

Without prejudice to above, i see your point that if Querent is free to choose the option, it would be better not to buy the house. Simply for the reason that cadency coupled with opposition may overrule the rule.

and you are right it would take me a little long to apply the rules cause they require a severe test of judgement.

The book i am using is written by Late Ayub Tajee (1991)

The author claims that he has used Tajik system of denial or perfection which was developed by Persian Astrologers living in the area of Tajikstan round about 1,000 AD. There is no bibliography in the book.

The Tajik system is not the product of one astrologer, but different astrologers from Abu Mashar to Al-Bairuni (cheifly albairuni). However it is said that the work was patronized by the Kings of Ghaznaviz. The system uses orbs which are also given by the Lilly (except nodes). Like

I?ve never seen any table of Ptolemaic terms present that order for Aquarius (or vary from the order: Saturn, Mercury, Venus, Jupiter, Mars).

The order you mention comes from the Egyptian table of terms, which were popular for Persian astrologers of around 1000 AD - but you say that the rest of the table is as Lilly has it, and that can?t be right.

The Egyptian terms were very consistently recorded, so check - if it has Jupiter ruling the first set of terms in Leo, and Venus ruling the first 12 degree of Pisces, then it is the Egyptian terms.

If not, then you have an unreliable table that is mainly based on the Ptolemaic terms but reverts to the Egyptian terms for Aquarius.

There?s no reason why you can?t use the Egyptian terms, BTW, some astrologers prefer them. Just so long as you know you are doing that.

I am sorry, in my haste i only noticed that terms of Aquarius were different. After thorough comparison it has transpired that there were other differences too. I compared this table from one appearing in Tetrabiblos and it comes out that Tajik use Egyptian terms.

I am thinking why Persians preferred Egyptian terms when they were fan of Ptolemy.

Which makes me wonder. Why Ptoelmy gave another terms when Egyptian terms were popular. Still i would use Lilly table. It makes more sense to have Saturn as a first term in aquarius. :???:
